History of the company :

 

Karnataka Housing Board (KHB) established under Karnataka Housing Board Act 1962 as a successor to Mysore Housing Board constituted in 1956. The primary objective of KHB is 'to make such schemes and to carry out such works as are necessary for the purpose of dealing with and satisfying the need of housing accommodation'. With this directive KHB endeavors to provide housing to the people of Karnataka at affordable cost and therefore recognized as the most important agency for housing throughout Karnataka.

KHB Overview: 

 

The Karnataka Housing Board was established by legislation in 1962 as a farsighted move to satisfy the increasing housing needs of the people. Over the decades, KHB has provided housing to 1.10 lakh families. It is the only housing agency, which has completed 950 schemes spread over the entire state. The board has taken up diverse roles to provide housing to different segments. Unlike privately developed housing layouts, KHB townships and layouts meet standard norms of town planning and land usage.

KHB Quality Standards: 

KHB would like to bring more transparency in its operations. Hence it has opened up new wings like customer relation cell, property management and project management units to cater to the needs of the customer. It would like to ensure that all the townships maintain quality of highest standards. All townships will be self contained with all urban and civic amenities, and will include rain water harvesting, water recycling, tertiary treatment, developed open spaces and parks, and infrastructure for health, education and recreation.

5)     Programmes and Schemes :

 

The Tumakuru District has 10 taluks and the KHB has activities in almost all the taluks of Head Quarters. The details of ongoing works are here under.

 

01)    Composite Housing Scheme  at Gulur :

The KHB has acquired 63 acres 24 guntas of land through Land Acquisition and then taken up the project to develop 10 LIG and 10 MIG houses and approximately 795 sites apart from this 7 number of CA sites and 04 number of Commercial Sites are also proposed. The development of works are almost completed except 11.5 acres of land which has been quashed the land acquisition by the Hon’ble High Court of Karnataka.   Writ appeal has been filed by Karnataka Housing Board in the Court Court, which is in admission stage.  Few land lords has entered into agreement for sharing in the ratio of 60:40 in lieu of cash compensation.  

 

02)    Composite Housing Scheme  at Tiptur :

The Tiptur is a Taluk headquarters and in an extent 26 Acres of Land, a layout has been developed approximately 395 sites are formed among which 78 No.of corner sites are available and also 10 LIG and 10 MIG houses are constructed in the available sites.   Most of the intermediate sites are allotted and sale deeds are executed.   and 47 No.of corner sites are sold in the public through auction.   The remaining 31 No. of corner sites, commercial sites and C.A sites are to be disposed as per the norms.      

 

05)    Pavagada :

About 25 Acres of land have been acquired and tender proposal are completed.   The works are entrusted to contractor through tender.   But a Court Case is pending in Pavagada Court and injection order existed which needs to be vacated and 16 (1) and 16 (2) final notification need to be published. 

06)    Construction of Govt. First Grade College Buildings :

09 College buildings under this jurisdiction are taken up for construction through the agency namely Jampana Constructions.   Out of 09 buildings, 04 buildings are new constructions and remaining are extensions.    The financial and physical progress achieved by the agency up to 03 Milestone.   i.e. 59% 

6)     Fresh Works :

a)       Construction of RTO building at Tiptur has been taken up and the works are entrusted to contractor through tender.   The cost is around Rs. 3.8 Crores.    The works are yet to be commenced.

b)      Construction of Weight and Measure office Building at Tumakuru.  The works are entrusted to contractor through tender.   This work is yet to be started.

c)       Construction of Mini Vidhana Soudha at Sira is to be taken up as the Govt. has approved to take up the works through Karnataka Housing Board.   Tender are notified for inviting A.E.F. The approximate cost of works is Rs.07 Crore.
